The Property Manager Release 4 provides a comprehensive solution for management of rental properties. The Standard Edition is for smaller owners and sole proprieterships. It uses the cash flow management accounting system. The Corporate Edition does comprehensive accounting with double entry bookkeeping and extensive reporting.
The Property Manager will greatly increase your office productivity, while enabling you to easily gather far more information about how you are doing than you have ever been able to gather before.
There are many reports and queries provided with the system, and if none meets your requirements you may use the query generator to write a query that reports out any of the data in the system according to any set of criteria you choose to define.
The Property Manager helps you to manage buildings, and units - any mix of residential and commercial properties. You can handle multiple ownership entities. The New Building wizard makes setup easy.
You can manage tenants, including automated transaction generation. You can batch generate rent invoices, late rent notices, or eviction notices.
The workorder system provides a powerful mechanism to manage work flow and maintenance.
The Corporate Edition provides CAM support for commercial properties.
All versions support automated generation of recurring charges and expenses, and computation of interest on deposits.
All versions generate P&L and cash flow statements.
You can track income and expenses. You can track vendors. With the Corporate Edition, you can manage bank accounts - checking, savings, revolving charge, and vendor accounts.
The package is very flexible, and can be configured to do your job your way. We provide a "personality module" customization feature that enables The Property Manager to be customized to meet your exact requirements, in a fashion that is fully compatible with future upgrades.
The security system is comprehensive and flexible, allowing you to control user access to various parts of the program, to individual building information, and to individual bank accounts. Naturally, you can turn all security off if you don't need it.
