This latest release of our most popular product is even easier to use than before, while offering more capabilities, more reports and more graphs. It also includes the new Taxpayer Relief Act capital gains tax rules, The program is designed as a single Excel workbook. Each module is a page in that workbook and can be accessed simply by clicking the tab with the module name. The modules are all dynamically linked to share data as necessary., This design allows you extraordinary flexibility. If you require a very detailed analysis, you might use most or all of the modules, entering data about individual leases and and making assumptions about line-item operating expenses. If you don't require that much detail, you might use just the Cashflow and Resale Analysis and produce a professional-quality presentation in just minutes., The first module allows you to enter general information, such as the address of the property and the names of the parties involved. , The second is an income summary that allows the user to enter revenue on a lease-by-lease basis, with projected escalations, expense recoveries, tenant improvements, commission costs and more. Throughout the program, data-entry cells are shown in blue or purple. All other values that you see are calculated for you by the program. The Lease-by-Lease Income Summary allows you to account for tenant improvements on a space-by-space basis (using either total dollars or dollars per foot), and to offer a more precise handling of leasing commissions. There is also a new, single-page Rent Roll report that summarizes the data from this module. Information from this section is passed on to an Annual Property Operating Data module, where the user can then project individual expenses and select the particular items to pass through to tenants., In its third section, the program produces a complete cash flow, tax and resale analysis, allowing the user to enter assumptions about the purchase, financing, taxes, operations, etc., and use this information to project the before- and after-tax benefits of ownership and resale. Among the factors that can be considered are purchase price; adjustable or fixed-rate financing; capital improvements; vacancy and credit loss; amortization of loan points, fees and closing costs; reserves against negative cash flows; future refinancing of the property; and much more. Reports associated with this module include a detailed analysis, summary analysis, overview and the Real Estate Business Plan, which is a presentation-quality report summarizing the most important aspects of the analysis and exhibiting them in a concise, uncluttered and professional format. The program calculates numerous measures of investment quality, including IRR, MIRR, PV, cap rate, debt coverage ratio, and cash-on-cash return. It even compares the property's return to that of a fixed-rate investment, such as a Treasury Bill., Version 11.0 includes a lease vs. buy module and a complete partnership analysis. The partnership section deals with allocation of before-tax income, cash flows and sales proceeds to both the limited and general partners; a 10-year capital account analysis for both classes of partner; and a presentation-quality report for a prospective investor. , Many customers have asked if there might be way to share their work temporarily with a lender or partner.
